The firm has changed its original name of SRR Group to Excel
Dwellings. They have changed their office location also. They promised a
lot and got customers to buy their plots and took money from several
customers to build their Villas in their project SRR Exurbia at Anekal
in the year 2009. Only a few Villas were built and handed over. Several
other customers have been left high and dry with their money blocked
with SRR Group. Despite having entered into proper legal contracts with
their customers, they have not completed their Villas and are asking for
more money even though they are now supposed to pay money to these
customers as Late Delivery / Default charges. They are neither
completing their promised Villas nor giving back the money which they
have taken in advance from the customers. They are not even picking up
calls from these customers or meeting them. Fed up with all this, some
of the customers have gone to Consumer Court and their cases are going
on for the past one year. Sincere advice is - Do not trust this
Developer / Company and look somewhere else to buy a plot or a Villa.

Exceldwellings Developer- Not to be Trusted
Let me share my experience as a purchaser of a site from this
developer at Bangalore. Earlier they used to be known as SRR Homes and
then renamed as Excel Dwellings Pvt Ltd. Their registered office is at
some where in NGEF layout, Bangalore however their physical office is in
HSR layout and now another one is at residence road. So not sure why
they do not have their office is at the registered address.
I have bought a site at their project called "Exceldwellings Pebble Creek" which is situated close to Sarjapura. During their successful pre-launch campaign and all the false promises, I decided to buy a plot from them because of cost advantage as the other builders were quoting a little higher price in the same vicinity. After close to a year, I came to know that there are some legal issues in the layout and now there is a stay order in the project because of a case filed by some one from original land owner's side. There are some people (who have filed the case against the developer) at the project site threatening the plot owners when they visit the site. So there is no development at all in the layout even after a year of the project launch. Most(almost all)of their earlier marketing guys(who gave us a complete false picture of the project and made all false promises) have left the company. Their management is saying us for last 4-5 months that not to worry on the case as it is not a major issue for them, but definitely there is something more in the case as they were not able to resolve this litigacy issue for a long time.
So I am not sure whether this case will be resolved or how long will it take for the builders to resolve? Whether I will have possession to my site at all? We will run into more trouble if the builder has really messed up something legally.Our money is really on stake. So in case you are thinking to buy a property from these guys, please do give a second thought. Please be cautious! You have lot of options to buy a property from other established and reputed developers. It is not worth to invest with this developer. They do not clear the legal issues with the original land owners and later on the buyers like us suffer.
